GROUND FLOOR: The front door opens into a tiled entrance hall (15m²) which leads, through double doors, to the spectacular main hallway (38m²) with a magnificent cantilever staircase that curves to the first and second floors and thence to the attic. At the end of the hall are doors to the garden. At the front of the house is the dining room (25m²), a bright room with a marble fireplace, oak parquet flooring and a built in cupboard. Also at the front is a bedroom (20m²) with an en-suite shower room (6m²). There is a separate WC (2m²). At the back of the house is a large panelled living room (34m²) with a marble fireplace, an ornate plaster over-mantel and ceiling rose, oak parquet flooring and three built in cupboards. Double doors from the living room lead to the kitchen (25m²) which houses the gas central heating boiler (installed 2004) and a hot water tank. FIRST FLOOR: The three letting rooms are on the first floor and each has en-suite shower rooms with WC. The largest of the letting suites, the Arabella Suite, measures 27m², with a shower room of 10m². This room, at the front of the house, is wood-panelled, has chevron parquet flooring and an ornate marble fireplace with mirrored over-mantel. Next door to this room is the Madelaine Suite, 18m² with its shower room of 5m². The parquet flooring to this room is of the traditional Limousin step-ladder style. This room has a built in wardrobe, wainscoting to 85cm and spectacular plaster cornicing and a beautiful ceiling rose. The room adjoins with a further bedroom (28m²) also accessible from the corridor. There is a family shower room with plumbing in place for a bath to be installed and a separate WC. Also on this floor is a storeroom (6m²) housing the hot water tank which serves two of the letting rooms. SECOND FLOOR: This floor had, until recently, remained largely untouched for about a hundred years. The layout of the rooms follows that of the first floor, but is far more original. Bedroom One, spans the entire front of the house with a main room of 27m². This room is partly panelled and has an ornate wooden mantelpiece with mirrored over-mantel. There are three smaller rooms (totalling 30m²) opening to either side of the main room. There are three further bedrooms at the back of the house, which have been recently decorated. Bedroom Two is the largest at 38m², Bedroom Three is 29m² and Bedroom Four is 18m². There is a further bedroom of 12m², recently decorated, on the side of the house. Also on this floor is a storeroom (5m²) and a separate WC with a hand-basin. There is parquet flooring throughout. The walk-in attic features some spectacular roof beams and is floored with tomettes. The slate roof probably requires slight attention for some slipped tiles. OUTSIDE: There is a surprisingly large two-level garden of about two thirds of an acre, fully enclosed, with a well on the lower level and access to the cellars. The lower level is laid to lawn with ornamental flower borders, the upper level, accessed by spectacular granite steps, is mainly laid to grass. There is a splendid outbuilding with a floor space of 42m² and two mezzanine floors that still house the grain processing machinery installed in the 1930s. It even has its own small cellar and another well! No need for a garden shed with this building, or it could make an ideal workshop. At the end of the garden is the garage which can open both to the road and the garden. It measures 18m² and has a room to the side (12m²) with its own entrance from the road. The house has mains drainage and gas central heating for the ground and first floors.
